Vegas billionaire Phil Ruffin finally sells Park Ave. condo

Billionaire Las Vegas casino mogul Phil Ruffin has sold a Park Avenue home for $6.15 million, according to recently filed city property records. That’s down from its last asking price of $6.5 million.

The 2,200-square-foot home at 515 Park Ave. features two bedrooms and 2½ bathrooms.

Ruffin bought the home for $2.79 million in 2000, according to city records. He first listed it for $5.99 million in 2014, although its peak asking price was $7.69 million in 2016.

The buyers are the Sheiner Family Trust, care of Toronto couple Andrew and Liza Sheiner — with an address tied to a stately home in that city’s affluent Forest Hill neighborhood. Griffin sold the property through a LLC called Albatross 515 Park.

The smart-wired home opens to a foyer that leads to a living and dining room with large windows overlooking Park Avenue, as well as a windowed, eat-in chef’s kitchen. Details throughout the home include 10-foot ceilings, custom crown moldings and oak herringbone floors.

Building amenities include a private dining room with a catering kitchen, a lounge, a gym, a library and wine cellars.

The listing brokers were Adam Modlin and Andrew Nierenberg of the Modlin Group. The buyers were repped by Bonnie Chajet of Warburg Realty.
